Will you represent me exclusively, or will you represent both the buyer and the seller in the transaction?
This is a great question. We take representation and our other relationships with the public very seriously and want you to understand your options. At Johnson Home and Land we represent the seller in transactions where the property is listed through us. We also agree at the time of listing that we will continue to represent our seller through our listing period or completion of the sale. This means is that we will always put our seller’s best interest before our own. We never share anything that could compromise our seller’s position. We are an advocate for and will negotiate on behalf of our seller while they remain the decision maker.
If we are working with a buyer who is interested in our listing we will be working with that buyer as a customer. This is a very typical “in-house” transaction and there is no conflict of interest in this situation. While this relationship is different we will still treat the buyer fairly and honestly and answer all the buyer’s questions accurately concerning the property. We will provide the buyer with recent market data to help them familiarize themselves with property values in our market and make an informed decision. We help them with the entire process including explanation of contract terms, arranging for financing, meeting deadlines, home inspections, appraisals and closing. Even though we are representing the seller we are certainly not working against the buyer and will help them every step of the way.
We also offer buyer representation on properties that are not listed though us. In that case we have the same relationship with the buyer that we have with a seller who lists with us.
